What do plots cost in Varanasi, area by area?
Straight from the live listings below, so it never drifts out of date. Land here is priced by the road far more than by the postcode: frontage and road width move the number more than distance from the centre does.

| Chandmari | 3 | ₹35 Lakh – ₹44 Lakh per biswa · 1 on request |
| Sandaha | 3 | ₹26 Lakh – ₹27 Lakh per biswa |

These are asking prices on current listings, not a market average, and they change as listings turn over. The circle rate is the government's minimum for stamp duty — a floor, not the market price. Work out your own registry cost with the circle rate calculator, or read the Varanasi circle rate guide first.
Biswa, bigha and square feet — what you're actually buying
Plots in and around Varanasi are quoted in biswa and bigha, while flats are quoted in square feet, which makes two listings impossible to compare until you convert them.
- 1 biswa ≈ 1,350 sq ft
- 1 bigha = 20 biswa ≈ 27,000 sq ft
- 1 katha ≈ 1,361 sq ft
- 1 gaj (sq yard) = 9 sq ft
Confirm the local measure before you agree a per-biswa price. Biswa and bigha are not standardised across India, and the difference is real money on a large plot. Convert any figure with the area converter.

Four things to check before you pay anything for land
- Land class on the khatauni. If the record still says agricultural, you cannot legally build a house on it without a Section 143 conversion order from the SDM. Ask to see the order, not a promise that it is coming.
- The Gata / Arazi number on any approval. An approval is tied to a specific parcel. Match the number on the sanction to the number on your khatauni — an approval for the neighbouring land does not cover your plot. Full detail in how to check a "VDA approved" claim.
- Road width and legal access. A plot reached across someone else's land is a dispute waiting to happen. Road width also decides what you are allowed to build.
- Whether it is gram sabha or pond land. Village common land and pond land belong to the gram sabha and cannot be privately sold, whoever is farming it —this catches buyers regularly.
We do not certify any of this. We show you what to look at and answer awkward questions honestly — the verification is yours, with your own advocate. That is deliberate: we earn a commission when a property sells, so a compliance opinion from us would be worth nothing.
Plots in Varanasi — common questions
What is the rate of plots in Varanasi?
It depends almost entirely on the road and the belt. On BrixOn's 28 live plots, Ring Road corridor land in Sandaha and Chandmari is quoted per biswa, while smaller residential plots closer to the city are quoted as a total. Rates move with road width more than with distance from the centre — a 20-foot road and a 12-foot road on the same lane are different products. Circle rate is the government minimum for stamp duty, not the market price; check your lane's rate with our circle rate calculator before you negotiate.
How many square feet is 1 biswa in Varanasi?
1 biswa is commonly taken as 1,350 sq ft in this part of Uttar Pradesh, and 20 biswa make 1 bigha (27,000 sq ft). Biswa and bigha are not standardised across India, and even within a district the local measure can differ, so confirm the exact measure against the khatauni and the seller before you commit to a per-biswa price.
Is it better to buy a plot or a ready duplex in Varanasi?
A plot costs less upfront, lets you build to your own plan, and carries the construction time and effort. A ready duplex costs more and you move in. The honest deciding factor is usually whether you will actually be in Varanasi to supervise construction — buyers who are not commonly underestimate what remote supervision costs them.
What should I check before buying a plot in Varanasi?
The khatauni land class (agricultural land needs a Section 143 conversion before you can build), the Gata/Arazi number on any approval matched against your exact plot, road width and legal access, and whether the land is gram sabha or pond land, which cannot be privately sold. Verify approvals with VDA yourself — we never certify a plot as approved.
Do you charge buyers a fee for plots?
