Renting commercial property in Varanasi

Varanasi's commercial market is small and quiet. Across every major portal put together there are roughly twenty commercial spaces listed for rent in the whole city, and about the same number for sale. That is not a market with too much choice — it is a market where the right unit is hard to find, and where most of what exists never gets listed at all because it moves between people who already know each other.

The trades are clear enough. Shops want a main road and a crossing, and pay for footfall rather than floor — a hundred square feet at Maidagin Chauraha costs more per square foot than a thousand on a colony road, and it should. Offices, coaching institutes and clinics want a first or second floor with a lift, a washroom and parking their visitors can actually use. Showrooms and bankswant glass, road visibility and an address people already recognise.

What to check before you sign

Rent or lease? They are different. A rent agreement in India is almost always eleven months, renewable — eleven because twelve or more must legally be registered and stamped. A lease is a longer fixed term, three, five or nine years, registered, usually with an agreed annual increase written in. If you are fitting out a showroom at your own cost, a lease protects that investment; for most shops and offices an eleven-month rent agreement is the normal arrangement.

Ask what the rate per square foot actually is. Owners quote a monthly figure, which hides whether you are paying well. Our listings show both, so you can compare a 600 sq ft unit at Chotalalpur against a 1,400 sq ft floor on Panchkoshi Road without doing the arithmetic yourself.

Look at who else is in the building. When a national brand or a bank takes space, they have already run their own footfall and catchment study on that address and checked the building's paperwork. It is the cheapest due diligence available to you, and it is free.

Then the boring ones: electricity connection type and load, whether the washroom is attached or shared, parking for staff and for customers, who pays maintenance, what the deposit is and on what terms it comes back.

Where commercial property sits in Varanasi

The established commercial belts are Sigra, Lanka, Mahmoorganj, Lahartara and the Cantt side, where rates are highest and vacancies rarest. The growth is on the ring road and the arterial roads out of the city — Panchkoshi Road, Sarnath, Pandeypur — where floor plates are larger, parking is possible, and the rate per square foot is a fraction of the centre. Which one suits you depends on whether your customers come to you, or you go to them.

Fees on commercial property

Brokerage applies on most commercial deals. Commercial tenants and buyers are businesses; they are used to paying a fee to the person who finds the right unit, arranges the visits and helps close it. On BrixOn that is the owner or our local partner handling the property, and they tell you the figure before you see anything — not after you have fallen for a space.

On a sale, the fee depends on the property and is agreed with you before anything moves. We are not going to print a number here that turns out not to apply to your deal. On business-to-business deals — where a company needs space found and arranged — any brokerage is agreed with both sides before anything is signed.

We also do not certify anything we have not seen. We tell you what the owner has told us, we show you the space on video before you travel, and where approval or title is the question we point you at the records so you can check them yourself.

What is agreed before the visit is what counts. Prices, rents, sizes, availability and fees shown on this website are guidance and can change. What you agree with the owner or our local partner before you see the property is the final position and overrides what is written here. It is set out in full in our terms.
