How site visits work
BrixOn is a property listing and video platform for Varanasi. When you want to see a property, the owner or our local partner for that area shows it to you — one point of contact, never a chain of brokers.
What to expect
You know who is meeting you
Before any visit you are told the name and number of the person showing the property — the owner, or our local partner for that area.
One point of contact per property
Never a chain of brokers each adding a margin. Whoever shows you the property is responsible for what they tell you.
Brokerage is told upfront
Any brokerage or fee is told to you before the visit, never after you have fallen for a property.
Pay only the owner
Token money and payments go directly to the owner or developer, by bank, against a written receipt — never to BrixOn or to the person showing you the property.
The checks are yours
BrixOn shows listings as given and does not verify title or approvals. You may be asked to sign a short visit slip that says so.
Check these before you pay anything
- Khatauni / khasra and the full registry chain — and that the seller is the person on the papers
- VDA map or approval, or whether the area is outside VDA limits
- Any loan or charge on the property
- Whether it is on or near a drain, on government land, or in a road-widening or acquisition area
- If the seller holds only a sale agreement (sata) or a power of attorney — the original owner’s consent
Ideally with your own advocate. Our guides show you how: checking VDA approval and the documents checklist.
