Buying property in Varanasi

The questions buyers ask us most often on WhatsApp, answered the same way we would answer them on a site visit.

How do I buy a property in Varanasi without getting cheated?

Three habits protect you more than any agent can. First, never rely on what you are told about approval or ownership — pull the records yourself: the khatauni on upbhulekh.gov.in, the registered deed history on igrsup.gov.in, and the VDA layout position for the colony. Second, insist on seeing the property before any money moves, even a token amount; a video walkthrough is a good filter, but it is not a substitute for standing on the plot. Third, get a local property lawyer to read the chain of title before you sign anything. We publish these checks openly because a buyer who knows how to verify is a buyer nobody can defraud — including by us.

What is the best area to buy property in Varanasi?

There is no single best area — there is the area that fits how you live. If you want a duplex on a wide road with newer construction, Chitaipur, Kandwa and Akhari Bypass are where most of that stock is. If you want to be close to BHU and the hospital belt, look at Chhittupur and Sunderpur. If your priority is a plot to hold or build on, the Ring Road corridor through Sandaha, Chandmari and Harahua is where land is still being laid out. Pandeypur, Shivpur and Ramnagar each suit a different mix of budget and commute. Our locality pages set out what is actually available in each, with live listings and prices.

What is the price of a duplex or a plot in Varanasi?

Prices move by road width, approval status and how far you are from a main chauraha, so a single city-wide number would mislead you. Every listing on BrixOn states its price on the card — you can filter by area and see the real range for that pocket rather than an average. For land, compare the asking price against the government circle rate for that ward before you negotiate; our circle rate guide explains how to pull the official figure for your specific sub-registrar office.

Is it a good time to buy property in Varanasi?

We do not give investment advice and we would be careful of anyone in this business who does. What we can tell you factually: the Ring Road and the corridors feeding it have changed which areas are reachable, and land in those corridors has been actively laid out and sold in recent years. Whether that continues is not something we or anyone else can promise. Buy a property you would be content to own and use even if its price stayed flat.

Can I see the property before travelling to Varanasi?

Yes, and this is the main reason BrixOn exists in the shape it does. Most listings carry a full video walkthrough — not a photo slideshow — filmed on the property, so buyers living in Delhi, Mumbai or abroad can rule properties in and out before booking a ticket. When you shortlist, the owner or our local partner for that area arranges the site visit.

Can NRIs buy property in Varanasi?

Non-Resident Indians can generally buy residential and commercial property in India, though agricultural land, plantation property and farmhouses are treated differently. The rules are set by RBI under FEMA and can change, so confirm your own position with a lawyer or your bank before you commit funds. Practically, the harder part for an overseas buyer is verification at a distance, which is why every listing here is on video and why we will walk a property on a call for you.

Property dealers, brokers and fees

What a property dealer in Varanasi actually does, how fees work on BrixOn, and where the money goes.

Who is the best property dealer in Varanasi?

Nobody can honestly answer that about themselves, so here is what to judge any dealer on instead. Do they show you the property on video before you travel, or only after you commit to a visit? Do they state the price on the listing, or make you call to find out? Will they tell you plainly when a property is outside an approved colony? Do they explain their commission before you are emotionally invested, or after? And do they represent the owner directly, or are they one link in a chain of three brokers who each want a cut? Ask those five questions of anyone, including us.

How much commission does a property dealer charge in Varanasi?

The standard market rate for a sale in Varanasi is usually 1–2% at most. We do not publish a single fixed figure because it genuinely varies with the property, and quoting a number we then departed from would be worse than not quoting one. What we will not do is surprise you: any brokerage is told to you before the visit, before you are committed to anything.

Do buyers pay BrixOn any fee to browse or visit?

Browsing listings and asking questions costs you nothing. If a deal goes ahead, any brokerage is told to you before the visit, by the owner or our local partner handling it — never after you have fallen for a property.

Do tenants pay brokerage for a rental in Varanasi?

It depends on the property. Some owners let directly; on others our local partner handling the visit charges a fee. Either way you are told the figure before the visit, never after. Elsewhere in the city one month's rent as brokerage is common, so always ask first.

How is BrixOn different from a property portal?

On a portal you contact many different sellers and arrange every visit yourself, and the listing you call about is often already sold or was never quite as described. With BrixOn, each property has one point of contact — the owner or our local partner for that area — so you are never passed along a chain of brokers. We work only in Varanasi, and most listings have a video walkthrough filmed on site.

Do you have a phone number I can call?

WhatsApp is the fastest way to reach us and it is on every page of this site. If you would rather we call you, there is a callback form where you answer a few questions about what you are looking for and leave a number — we then ring you back having already read what you need, instead of starting from scratch.

Do you deal in rental property in Varanasi as well?

Yes. Flats, houses and commercial space for rent are listed in a separate rentals section, most with a video walkthrough. Any brokerage on a rental is told to you before the visit.

What a BrixOn listing does and does not mean

The most important section on this page. Read it before you trust any badge on any property website, ours included.

Does BrixOn verify the properties it lists?

No — and we say so plainly. Listing details come from the owner or our local partner who listed the property, and BrixOn shows them as given. A video means the property was filmed as it was shown to us; it is not a check of title, ownership, approvals or condition. Before paying anything, do your own checks — khatauni, the VDA map, any loan on the property and who actually has the right to sell — ideally with your own advocate.

Does BrixOn certify that a property is VDA-approved?

No, and be wary of anyone who does. Approval is a matter of public record held by Varanasi Development Authority, not something a property website can confer. What we can do is tell you where to look: VDA publishes its own lists of approved and non-approved colonies, and we have written a plain-language guide to reading them. If a listing's status matters to you — and for land it should — check the record yourself and have a lawyer confirm it.

Are the listings on BrixOn real, or already sold?

They are real properties we have visited, and we take listings down when they sell rather than leaving them up as bait. If you find something on the site that is no longer available, tell us and we will correct it the same day — a stale listing costs us more in trust than it gains us in calls.

What should I check before buying land that is not in an approved colony?

Understand exactly what you are taking on. Non-approved does not automatically mean the land will be taken away, but it does mean the layout was never sanctioned, which affects your ability to get a building plan passed, to raise a home loan against it, and to resell to a buyer who needs one. Enforcement action and government acquisition are two completely different things and are constantly confused in local conversation — we have written a full guide separating them, because the difference decides whether you lose money or merely lose flexibility.

Registry, circle rate and stamp duty

The costs that surprise first-time buyers at the sub-registrar's counter.

What is the circle rate in Varanasi?

Circle rate is the minimum value the government will register a property at, set ward by ward and revised by government order. Because it is published sub-registrar office by sub-registrar office and changes, we deliberately do not host a copy of the figures — a stale number on a website is exactly how someone ends up short at the registry counter. Our guide shows you how to pull the current official list for your own area from igrsup.gov.in in about five minutes.

How much is stamp duty in Uttar Pradesh?

In Uttar Pradesh stamp duty is 7% for men and 6% where the property is registered in a woman's name, calculated on whichever is higher — the transaction value or the circle rate. Since July 2025 there is also a concession of up to ₹1 lakh on registration where the buyer is a woman. Add registration charges and incidentals and most buyers should budget roughly 8% on top of the price.

Is circle rate the same as market price?

No, and confusing the two is one of the most common and expensive mistakes. Circle rate is a floor for registration; market price is what the property actually trades at. In some pockets the market runs well above circle rate, in others it sits close to it. You pay stamp duty on the higher of the two, so both numbers matter to your budget.

What documents do I need to register a property in Varanasi?

At minimum: the chain of title showing how the seller came to own it, the current khatauni, identity and PAN for both parties, the sale deed drafted for registration, proof of the stamp duty paid, and photographs. Resale property carries its own additional checks — encumbrance, dues, any existing loan on the property — which we have set out as a checklist. A local property lawyer should read the chain before you sign, without exception.

Areas we cover

Where our live listings actually are, rather than a list of every locality in the city.

Which areas of Varanasi does BrixOn cover?

Our live listings are concentrated in Chitaipur, Kandwa, Harahua, Shivpur, Sandaha, Chandmari, Pandeypur, Awaleshpur and Ramnagar, plus the BHU belt around Chhittupur and Sunderpur for rentals. Each of those has its own page with the current listings, the local price picture and what the area is actually like to live in. If you are looking somewhere we do not currently list, message us — we would rather tell you we have nothing there than sell you something we do not believe in.

What is available near BHU in Varanasi?

The BHU belt — Chhittupur, Sunderpur and the lanes off Lanka — is mostly a rental market: students, research staff and hospital families keep demand steady year-round, so flats turn over faster than houses sell. We list rental flats there, and where a sale property does come up near BHU it is usually an older independent house rather than a new duplex.

Where can I find plots for sale in Varanasi?

Most of the plot inventory we handle sits along the Ring Road corridor — Sandaha, Chandmari and towards Harahua — plus pockets in Kandwa and Ramnagar. Our plots page lists what is live with prices by area. For land specifically, check the colony's approval position before you negotiate, not after.

Do you list commercial property in Varanasi?

Yes, though in smaller numbers than residential — commercial plots and commercial space for rent both appear on the site when we have them. Commercial land is valued differently from residential under the circle rate schedule, so do not assume the residential rate for the same ward applies.

Listing your own property

For owners in Varanasi who want to sell or rent out without a chain of brokers.

How can I list my property for sale in Varanasi for free?

Message us on WhatsApp with the location, the size, what you are asking, and a few photos. Listing is free — there is nothing to pay upfront and no listing fee at any point. Our local partner visits and films a proper video walkthrough at no cost to you, and we put it live.

Does BrixOn charge owners to list a property?

No. There is no upfront charge to list, for sale or for rent. Fees, if any, are agreed only when a deal actually happens. Enquiries and visits for your property are handled by you or by our local partner for your area, so you meet genuine buyers or tenants rather than a chain of brokers.

How soon will my property appear on the website?

Usually within a few days of us visiting and filming it. The video is the slowest part and we will not skip it — a listing without a walkthrough gets far fewer serious enquiries, so it is worth the wait.

Do I have to handle buyer calls and site visits myself?

No. Enquiries come to us and are passed to you or to our local partner for your area, who takes serious buyers on the visit. You are involved when there is something real to discuss.

Renting in Varanasi

For tenants and for owners with a property to rent out.

Do I have to pay brokerage to rent a flat in Varanasi?

It depends on the listing, so ask before you view anything. On BrixOn, whoever handles the visit — the owner or our local partner — tells you any fee first. Elsewhere in the city one month's rent as brokerage is common.

How much is rent for a 2 BHK in Varanasi?

It depends heavily on the area and on whether the flat is furnished. Rather than quote a range that would be out of date within months, our rentals section shows what is actually available right now with the rent stated on each listing, and our area-wise rent guide explains how the different parts of the city compare.

What should be in a rent agreement in Varanasi?

The rent and the due date, the security deposit and exactly what can be deducted from it, the notice period on both sides, who pays for maintenance and repairs, and what happens at renewal. Eleven-month agreements are the norm. Get it in writing even where the owner is known to you — the deposit is the thing that most often goes wrong, and a written clause is what gets it back.
