Welcome to brixon.in ("BrixOn Properties", "we", "us"). By accessing or using this website, enquiring about any property, or contacting us, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use this website.
1. Platform Role Only
BrixOn Properties is a property listing and introduction platform. We connect property owners with potential buyers. We are not a party to any transaction, not a real estate agent of either side in a transaction, and not a guarantor of any deal. Every sale, purchase, negotiation, payment and agreement happens strictly and directly between the buyer and the owner/seller.
2. Property Information & Accuracy
All property details — including price, size, ownership, photographs, videos, measurements, facing, approvals and features — are provided by the respective owners. While we make reasonable efforts to check listings, we do not guarantee the accuracy, completeness or timeliness of any information. Prices are subject to change or withdrawal without notice. "Verified" on this website means basic checks were carried out by us; it is not a legal certification of title, ownership or approvals.
3. Buyer Responsibilities & Due Diligence
Before any payment or agreement, buyers must independently verify: ownership and title documents, government approvals and sanctioned maps, encumbrances and loans on the property, seller identity and authority to sell, and prevailing market rates. Buyers should engage their own advocate for legal verification. Buyers agree to make only genuine enquiries, to not misuse owner contact details for spam, marketing or harassment, and to behave lawfully and respectfully during site visits.
4. Owner / Seller Responsibilities
By listing with us, owners confirm that: they are the lawful owner or are legally authorised to sell the property; all information and documents provided are true and complete; the property is free from undisclosed disputes, encumbrances or claims, or that any such matters have been disclosed. Owners are solely responsible and liable for any misrepresentation, concealment or fraud in their listing or during a transaction. We reserve the right to refuse, suspend or remove any listing at any time without notice.
5. Fraud & Misrepresentation
If any owner defrauds or misleads a buyer, or any buyer defrauds, cheats or harms an owner, the liability rests entirely with the person committing it. BrixOn Properties is not responsible for fraud, fake documents, impersonation or misrepresentation by any user, owner or buyer. We will, however, cooperate with law-enforcement authorities and may share relevant information with them when legally required, and may permanently ban such persons from the platform.
6. Payments & Token Money
BrixOn Properties does not collect, hold or transfer any payment, token amount, advance or consideration for any property on behalf of buyers or sellers. Never hand over cash or transfer money to anyone claiming to represent us for a property purchase. Any token, advance or payment made between buyer and seller is at their own risk and should always be made against proper written documentation and receipts, preferably on legal advice.
7. Site Visits
Site visits are facilitated as a convenience and are undertaken at your own risk. Verify the identity of the person you are meeting, prefer daytime visits, and take reasonable safety precautions. We are not liable for any incident, loss or injury occurring during site visits or meetings between parties.
8. No Financial or Legal Advice
Nothing on this website is financial, legal, tax or investment advice. All content is general information only. Consult independent professionals — advocate, chartered accountant, financial advisor — before making any decision.
9. Limitation of Liability
To the maximum extent permitted by law, BrixOn Properties, its owner and team shall not be liable for any direct, indirect, incidental or consequential loss or damage arising from: use of this website; reliance on any listing or information; dealings or disputes between buyers and owners; fake or inaccurate listings; cancellation or failure of any transaction. Your sole remedy for dissatisfaction with the website is to stop using it.
10. Indemnity
You agree to indemnify and hold harmless BrixOn Properties from any claim, demand, loss or expense (including legal fees) arising out of your use of the website, your listing, your transaction with another user, or your breach of these terms or of any law.
11. Intellectual Property
All website content — design, text, branding, photographs and videos — belongs to BrixOn Properties or the respective owners and may not be copied, scraped or reused without written permission.
12. Third-Party Links
This website may contain links to third-party platforms (such as YouTube and WhatsApp). We are not responsible for their content, policies or availability.
13. Changes & Severability
We may update these terms at any time; continued use of the website means acceptance of the updated terms. If any clause is held invalid, the remaining clauses continue in full force.
14. Governing Law & Jurisdiction
These terms are governed by the laws of India. All disputes are subject to the exclusive jurisdiction of the courts at Varanasi, Uttar Pradesh.
