VDA Approved Property in Varanasi
Every seller in Varanasi says "VDA approved hai". The authority publishes the lists that settle it — free, in public, and checkable from your phone in about two minutes. Here is where they are and how to read them.
What VDA actually publishes
On its own website, VDA maintains three colony tables. The ratio between the first two is the single most useful fact a Varanasi buyer can know.

Unapproved layouts outnumber approved ones roughly three to one, which means finding your colony on the non-approved table is common, not catastrophic. What it changes is the price you should pay and the questions you should ask.
The four-step check that actually settles it
- Find the colony name on VDA's list. Both tables are on one page. If the name is on the non-approved table, the developer or owner is named beside it.
- Read the Araji No. and Mauja in the approved table's remarks column. This is the field almost nobody uses, and it is the one that matters.
- Ask the seller for the Gata / Arazi number of your exact plot. If they cannot give you one, you have not been sold a plot — you have been sold a story about one.
- Confirm the two numbers match. An approval sanctions a specific parcel. A sanction covering the field next door does not cover yours.

The five official records, and what each one settles
Approval is only one of the questions. These five between them cover ownership, land class, encumbrances, permitted use and project registration — and all five are free.

What is a "verified" badge on a property website worth?
Worth asking about, because the word is used loosely across Indian property portals — and we would rather tell you this than let you assume it in our favour.
A private company cannot certify that a property is approved. Only the development authority can, because approval is a thing VDA grants. When a platform says verified, it almost always means somebody confirmed the listing is real — the property exists, the photos are of it, the seller is contactable. That is worth something. It is not a legal status, and it does not replace a single one of the five records above.
If any platform tells you a property is approved without showing you an approval number tied to a Gata, the right response is to ask for the number.

Open VDA’s own colony list at vdavns.com/colony and look for the colony name. The authority publishes 112 layout-approved colonies and 355 non-approved ones. If the colony is on the approved table, read the Araji number and Mauja in its remarks column, then ask the seller for the Gata / Arazi number of your exact plot and confirm the two match. An approval covers a specific parcel, not an area.
Are there verified properties in Varanasi, and who verifies them?
No private company can certify that a property is approved — only the Varanasi Development Authority can, because approval is something VDA grants. What a property portal usually means by verified is that someone confirmed the listing is genuine and the seller is contactable. That is useful, but it is not a legal status. Real verification is you checking five official records: the VDA colony list, UP Bhulekh, IGRS, the Master Plan 2031 and UP RERA.
Is land inside VDA limits the same as VDA approved?
No. VDA’s jurisdiction covers roughly 1,073 sq km including Varanasi city, Ramnagar, Mughalsarai and hundreds of revenue villages, so almost everything around the city is inside VDA limits. That only means the authority regulates the area. Approval means VDA sanctioned a specific layout on a specific parcel. A seller can say "VDA ke area mein hai" quite truthfully while the layout is entirely unapproved.
What happens if I buy in a non-approved colony in Varanasi?
Your ownership is still real — a registry transfers title and it stands on its own. What you take on is practical exposure: development carried out without sanction can be ordered removed under Section 27 of the UP Urban Planning and Development Act 1973, most banks are reluctant to lend against it, and your pool of future buyers is smaller. With 355 non-approved colonies on VDA’s list against 112 approved, this is the ordinary situation in Varanasi’s growth belts rather than a rare trap.
