VDA Approved Colony List: How to Search Verified Property in Varanasi
Ask ten people in Varanasi how to check whether a property is genuinely approved and you will get ten answers, most of them a phone number for somebody’s cousin. The real answer is duller and much better: there are five official records, they are all free, and four of them you can check from your phone before you ever visit the site.
This is where each one lives and exactly what it settles.
1. The VDA colony list — the two-minute check
Varanasi Development Authority publishes its own colony lists. Not a portal’s version, not an aggregator’s copy — the authority’s. The page carries three tables:

Two things to notice.
First, the ratio. 112 approved against 355 non-approved. Unapproved layouts outnumber approved ones about three to one, so finding your colony on the non-approved table is common, not catastrophic — see what non-VDA property actually means before you panic.
Second, and this is the part almost nobody uses: the approved table’s remarks column carries the Araji number and Mauja. That is the single most valuable field on the page.
An approval is a sanction for a specific layout on a specific parcel. The Araji number is how you prove the sanction covers your plot and not the field next door.
So the check is not “is the colony name on the good list?” It is:
- Find the colony name in the approved table.
- Read the Araji No. and Mauja in its remarks.
- Ask the seller for the Gata / Arazi number of your exact plot.
- Confirm they match.
If the seller cannot give you a Gata number, you have not been sold a plot yet — you have been sold a story about one.
2. UP Bhulekh — who owns it, and what kind of land it is

Bhulekh gives you the khatauni: the revenue record for the land. Two fields matter more than the rest.
The recorded owner. Does it match the person selling to you? A surprising number of Varanasi deals involve a seller who is one of several heirs, or a power-of-attorney holder rather than an owner.
The land classification. If the khatauni still records the land as agricultural (कृषि), residential construction requires a Section 143 conversion under the UP Zamindari Abolition and Land Reforms Act, ordered by the SDM. Plots marketed as residential while still recorded as agricultural are among the most common problems in Varanasi’s growth belts — and no colony brochure changes what the khatauni says.
3. IGRS Uttar Pradesh — the registry trail

The Stamp and Registration portal is where you check the registered deed and search for encumbrances — earlier sales, mortgages, charges sitting on the property.
It is also where the circle rate lives, which sets the minimum value your stamp duty is calculated on. Rates are published SRO-wise and change by government order, so pull the current list for your sub-registrar office rather than trusting any figure printed elsewhere. 4. The Master Plan 2031 — what the land is allowed to become
The Varanasi Master Plan 2031 zones land across VDA’s jurisdiction — roughly 1,073 sq km, covering Varanasi city, Ramnagar, Mughalsarai and hundreds of revenue villages added over the last two decades — into residential, commercial, industrial, institutional, heritage, green and agricultural use.
This is the record that catches the deals the other four miss.
A plot can have a clean khatauni, a clean registry trail and a genuine owner, and still sit in a green or agricultural zone where the house you are planning cannot be sanctioned.
Check the land use for the parcel before you commit to building on it. A layout that contradicts the Master Plan is not going to be approved later, however confident the seller sounds.
5. UP RERA — for projects, not for every plot

Under the RERA Act, a promoter must register a project above the prescribed size threshold before advertising or selling in it. So if you are buying into a promoted project or development and it is not registered where it should be, that is a serious warning.
Be careful with the reverse inference, though. A single resale plot sold by its individual owner will normally not appear on RERA at all, and that absence proves nothing. Use RERA for projects; use the other four for land.
So what is a “verified” badge on a property website worth?
Worth asking about, because the word is used loosely across Indian property portals — ours included in the sense that we check our own listings are real.
Here is the honest version.
A private company cannot certify that a property is approved. Only the development authority can, because approval is a thing VDA grants. When a platform says verified, it almost always means somebody confirmed the listing is genuine — the property exists, the photos are of it, the seller is contactable. That is worth something. It is not a legal status, and it is not a substitute for a single one of the five records above.
So use a badge the way you would use a good referral: it tells you the listing is probably real. It does not tell you the layout is sanctioned, the khatauni is clean, or the land use permits your house.
If a platform ever tells you a property is approved without showing you an approval number tied to a Gata, the correct response is to ask for the number.

- Then visit the site.
- IGRS / encumbrance search and a lawyer — before money moves.
- UP RERA — if it is a project.
Most bad deals in Varanasi die at step one or two. That is the point: the cheapest checks kill the worst properties, and they cost you nothing but a coffee’s worth of time.
