How investing in land works
- Buy where the city is heading. Land is worth more when roads, colonies, schools and services reach it. We tell you what is built or planned around each piece of land, so you can judge the direction yourself.
- Buy clean. The right land class on the khatauni, legal road access, and a registered sale deed in your own name. Clean papers are what let you sell easily later.
- Hold it. Land earns nothing while you wait, so any gain comes with time. Put in money you will not need for years, and let it sit in something you can visit and see.
Land as an investment — the honest version
- What you get: a real piece of ground in your name. Nothing to rent out, nothing to repair, nothing to manage.
- What you don't get: no rent or interest while you hold it, and selling can take months. Keep money you might need soon in the bank.
- What moves the price: roads, colonies and services reaching the area. Ask us what is planned nearby — but nobody can promise a price will rise, so buy only what you can leave untouched for years.
- Costs on top: stamp duty and registry, worked out with the stamp duty calculator, and a boundary if you want one.
Check before you pay anything
The land class on the khatauni, the Gata number on any approval, legal road access, and whether it is gram sabha or pond land — the four checks on our plots page apply to every piece of land here too. We do not certify any land: we show you what to look at and answer awkward questions honestly, and the verification is yours, with your own advocate.
Investing in land in Varanasi — common questions
Can I invest in land with a small budget?
Often, yes. Some land on the edges of Varanasi district is priced for modest savings, and owners of bigger parcels sometimes sell part of it. Tell us your budget and we will tell you honestly what fits it.
Is land a good place to keep savings?
For money you will not need for several years, many families prefer land: it is real, it is in your name, and it cannot be spent by accident. But it pays no interest or rent while you hold it, selling can take months rather than days, and nobody can promise its price will rise. The right amount to put into land is the amount you can leave untouched.
Can I build a house on agricultural land later?
Not straight away. If the khatauni shows the land as agricultural, a house can only be built legally after a land-use conversion (Section 143) from the SDM. Ask what that would involve for the specific land before you buy, and do not rely on a promise that it is coming.
How is the price quoted?
Land here is usually quoted per biswa. One biswa is commonly taken as about 1,350 sq ft and 20 biswa make a bigha, but local measures vary, so confirm the measure against the khatauni before agreeing a per-biswa price.
