Banaras Hindu University isn’t just a campus — it anchors permanent, structural demand on this side of the city: faculty and staff, students’ families, doctors and patients around IMS-BHU and the BHU Trauma Centre, and the BLW (Banaras Locomotive Works) township next door. People connected to these institutions need homes every single year, which is why homes in this belt hold demand for both end-use and rental even when the wider market cools.

Chitaipur — the centre of the belt

If there’s a default answer to “where should I look near BHU?”, it’s Chitaipur. Chitaipur Chauraha connects toward BHU Road, the Sundarpur market side and Chunar Road; the campus and BLW township are a short drive away, and property directories place the IMS-BHU hospitals within roughly 5 km.

What you’ll find here: 3 and 4 BHK duplexes, triplexes, corner plots and gated-society homes. Kandwa — same belt, bigger homes

About a kilometre over, in the Kashi Vidyapeeth block, Kandwa shares Chitaipur’s catchment — same market stretch, same BHU-side anchors — but its housing stock runs larger: 4 and 5 BHK triplexes and duplexes built for bigger and joint families. Current listings run from about ₹82 lakh to ₹1.65 crore.

The practical decision between the two usually comes down to size: tighter budget or smaller household → compare Chitaipur’s smaller listings first; joint family needing serious space near BHU → Kandwa is where that inventory actually exists.

Awaleshpur — the value move in the same belt

Just beyond Kandwa, Awaleshpur is the quieter, more affordable edge of the same belt — close enough to use the BHU-side markets and hospitals, with the Kashi Vishwanath corridor roughly 8 km away per property portals. As Chitaipur and Kandwa fill in, buyer attention moves outward — and Awaleshpur is the immediate next lane. Inventory here is thinner (currently a gated-society triplex), so if the location appeals, ask us on WhatsApp to be told first when something new comes up.

Ramnagar — the option most buyers don’t think of

Here’s the lateral move: Ramnagar, the historic town across the Ganga, is about 2 km from the BHU side of the city since the Ramnagar bridge opened in 2017 — closer to campus than several localities that “sound” nearer. It’s a municipal town with its own markets, schools and hospitals, and for larger medical needs, BHU’s hospitals across the bridge are the nearest major facilities.

Why it matters for this search: plots. Residential plots in our Ramnagar coverage are still around ₹15 lakh per biswa — the lowest entry point we list. If your goal is land near BHU rather than a ready duplex, this is the price-performance answer.
