Rent in Varanasi: Area-Wise Guide to 2 BHK Flats & Houses (2026)

Most rent guides quote a per-square-foot average for a city. That number is close to useless when you are actually looking for somewhere to live. This guide uses real figures from live listings, area by area, and shows you the comparison that most tenants get wrong.

What does a 2 BHK cost across Varanasi?

So the working range for a 2 BHK in Varanasi right now is roughly ₹10,000 to ₹18,000 a month.

The comparison almost everyone gets wrong

Look at the Harahua and DLW rows again.

Harahua: ₹12,000–15,000 rent plus ₹2,800 maintenance — so ₹14,800 to ₹17,800 all in. Rajendra Vihar, DLW: ₹18,000 with maintenance included, and furnished.

On the rent line those look like very different flats. On what actually leaves your account each month they are close, and the DLW flat comes furnished — which, if you would otherwise be buying furniture, can make it the cheaper option in year one.

Always compare rent + maintenance + electricity, never rent alone. And ask whether the electricity meter is domestic or commercial, because the tariff difference adds up over a year.

Which area suits you?

Pandeypur — the lowest entry point, fully urban, about 4 km north of the centre. The district hospital is in Pandeypur itself and Varanasi City station is close. Good if you want established city infrastructure at the lowest rent.

Near BHU — Chhittupur and Bhagwanpur — the most competitive belt in the city, because students, scholars, faculty and families all want the same flats. Demand spikes at admission season, which is exactly when landlords won’t negotiate. Look off-season if you can.

Harahua — society living on the NH-31 / Ring Road side, near the airport road. Suits families who want a maintained building and easy highway access, and don’t need to be in the old city daily.

Maduadih / Kanchan Vihar — the Kanchan Vihar flat is the best-specified in our current list: north-facing, marble flooring, granite kitchen, CCTV and covered parking. Worth it if secure parking matters to you.

DLW / Rajendra Vihar — the priciest of the six, but furnished with maintenance included, in a family-friendly society. The simplest option if you want to move in and be done.

Before you pay anything

1. See the flat, in person or at least on video
2. Get all four numbers — rent, maintenance, electricity basis, parking
3. Meet the actual owner, or verify who you are paying
4. Get a written agreement — the rent agreement and security deposit guide covers what it must state and how to protect your deposit
5. Never transfer a deposit to hold a flat you have not seen. This is the most common rental scam anywhere, and Varanasi is no exception
