Commercial Space for Rent in Varanasi: Shop, Office & Showroom Guide
Renting a shop, office or showroom works nothing like renting a home. The rent is only part of the cost, the agreement is a different animal, and the thing that decides whether your business works from that address is usually not the one people focus on.
What does commercial space cost to rent in Varanasi?
There is no reliable per-square-foot figure for the city, because two units of identical size on the same road can differ enormously in rent. Frontage and road width drive commercial rent far more than floor area does.

Use that as a reference point, not a benchmark. A smaller unit on a busier main road can cost more; a larger one on an interior lane can cost much less.
Why frontage matters more than area
For a retail business, frontage is your advertising. A 20-foot frontage on a road people already drive down does more for footfall than an extra 500 sq ft behind it ever will.
Which is why the questions to ask are:
- How wide is the road, and is it a route people already use?
- How wide is the frontage, and how much of it is actually visible from the road?
- Where do customers park? In Varanasi this quietly decides a retail business.
- Is the unit on the ground floor? For retail, upper floors are a different proposition entirely.
If you’re taking space for an office or a store rather than a shopfront, invert this: you can accept weaker frontage and save meaningfully on rent.
What to check before you sign a commercial lease
The permission question comes first. Confirm the premises may legally be used for your intended commercial purpose. A unit in a building approved as residential can create problems later, and it is much easier to check now than to argue afterwards.
Then:
- Lock-in period. Commercial leases commonly lock you in. If your business closes or moves, you may still owe rent for the balance. Know the number before you sign.
- Escalation clause. Most commercial agreements raise rent annually by a fixed percentage. Find out the percentage and the frequency.
- Security deposit. Far larger than residential, often several months’ rent. Get the return conditions in writing.
- Electricity connection type. Commercial tariffs are higher than domestic. Check which connection the unit has, and the sanctioned load — if you’re running equipment, refrigeration or heavy lighting, an inadequate load is an expensive surprise.
- Who pays for fit-out, and what happens to your fittings when you leave.
- Maintenance and property tax — establish who bears what.
- Signage rights. For retail, the right to put your board up where customers can see it is part of what you’re renting.
