How to Check a Property Dealer in Varanasi Before You Pay Anything
Most people in Varanasi choose a property dealer the way they choose a plumber: someone’s cousin knows a guy. Then lakhs of rupees move on the strength of that introduction.
This is the list of questions we’d want asked of us. Our own answers are at the bottom — because a checklist you can’t apply to the person who wrote it isn’t worth much.
Before you see a single property
1. “Have you personally seen this property and met the owner?” Not “my colleague has.” Not “the owner’s brother sent photos.” A dealer who is forwarding listings he has never visited is a message-forwarding service, and you should price his advice accordingly.
2. “Is this the owner’s price, or does it include your margin?” This is the question that changes the conversation. In a chain — owner → local broker → sub-broker → you — each layer adds a margin you never see, and the price you’re quoted may be lakhs above what the owner is actually asking. Ask it directly and watch how it’s answered.
3. “Will you put me in the same room as the owner?” If the answer involves reasons why that can’t happen yet, you are dealing with a chain, not the owner.
4. “How many people are between you and the owner?” A straight number. “Direct” should mean direct.
About the property itself
5. “What is the land class on the khatauni?” The single most important question on this page. Land recorded as talab (तालाब) / pokhra or charagah (grazing land) is gram sabha land — it cannot legally be sold to anyone. People in Varanasi lose entire life savings to plots carved out of ponds and grazing land. A dealer working in this market either knows what land class the plot is, or shouldn’t be selling it. Check it yourself on UP Bhulekh regardless of the answer.
6. “Is the layout VDA-approved? Can I see it?” In writing. “It will come” is not an answer.
7. “What is the road width and frontage, exactly?” The biggest reason two plots on the same street have different values. Get a number, not “kaafi chaudi hai”.

9. “Is there any existing loan or charge on this property?” Encumbrance. Ask, then verify independently.
About money
10. “Who do I pay token money to?” The owner. Always the owner, against a written receipt naming the property, the amount, and the conditions for refund. Never to the dealer. A dealer holding your token is the standard shape of the story when a deal collapses and the money doesn’t come back.
11. “What exactly do you charge, and when?” It should be a clear answer given before you’re emotionally committed to a house — not a number that appears at the registry office.
12. “What happens if the paperwork turns out to be bad?” Listen for whether they claim it can’t happen. Nobody can promise that. The honest answer explains what they check, what they don’t, and where you need your own advocate.
The three answers that should end the conversation
- “Paperwork sab clear hai, aap tension mat lijiye.” Nobody can certify a title in a sentence. Ask which documents they’ve seen.
- “Doosra buyer aa raha hai, aaj hi decide kar lijiye.” Manufactured urgency is the oldest tool in the box. A genuine seller will wait a week.
- “Registry ke baad dekh lenge.” Everything must be checked before registry. After registry, your options are lawyers and courts.

- Do we hold your token money? No. It goes to the owner, against a receipt.
- Do we have RERA registration? No. RERA registration applies to agents dealing in RERA-registered projects, and much of Varanasi’s market — individual plots, independent houses — falls outside it. We’d rather tell you that than display a badge we don’t hold.
