Chitaipur vs Kandwa vs Awaleshpur: Which Varanasi Locality to Buy In?
These three localities are BrixOn’s prime coverage areas, they sit within a couple of kilometres of each other on Varanasi’s south side, and buyers routinely ask which one to focus on. Here’s the honest comparison, using what’s actually listed today.

They are not really competing on location. All three share the same anchors, the same markets and the same road upgrades. They compete on size, price and how far out you’re willing to sit.
What actually anchors this belt
All three lean on the same engine: BHU, its Institute of Medical Sciences and Trauma Centre, and the BLW (Banaras Locomotive Works) township. That’s a permanent base of doctors, faculty and staff — which is why demand on this side is structural rather than speculative, and why resale and rentals hold up.
Road-wise they also share the same upgrades: the approved ~₹273-crore four-laning of the Varanasi–Bhadohi–Gopiganj road, tying into Ring Road Phase-2, improving the south-west network around the whole belt.
Chitaipur — the default, and usually the right one
Off Chunar Road in the Kashi Vidyapeeth block, with Chitaipur Chauraha linking toward BHU Road, Sundarpur and the highway side.
It’s our largest single coverage area, which matters more than it sounds: more listings means a real price ladder, from about ₹55 Lakh up to ₹1.45 Crore, with plots roughly 760–1,020 sq ft and several homes on 20-foot roads. If you’re not sure what you want yet, this is where you’ll actually be able to compare things.
Local schools include Pragati Public School, with International Hindu School and IMS-BHU within about 5 km; BHU Trauma Centre, Life Line and BK Heart Hospital fall within roughly a 5 km radius.
Choose Chitaipur if you want the widest choice, a mid-sized home, and the shortest run to BHU.
Kandwa — for bigger families, at a higher floor
About a kilometre from Chitaipur, same belt, same catchment. The difference is size: Kandwa’s stock runs larger than average, mostly 4 and 5 BHK triplexes and duplexes, from about ₹82 Lakh to ₹1.40 Crore — with one 3 BHK duplex (two large halls) also available as a 4 BHK on a larger plot at ₹1.65 Crore.
Multiple listings sit on 20-foot roads and one has a notably wide 31-foot frontage, which is worth asking about specifically because frontage varies a lot here.
The honest caveat: Kandwa’s higher entry price is a size effect, not a location premium. If your budget is tighter, compare directly against Chitaipur’s smaller listings before deciding the area is out of reach.
Choose Kandwa if you’re a joint or growing family and rooms matter more than the lowest ticket.
Awaleshpur — the quieter lane, one step out
Just beyond Kandwa, same belt as Chitaipur — close enough to use the BHU-side markets and hospitals while staying quieter and more affordable. It borders the Kandwa–Vishwakarma Nagar belt; property portals put the Kashi Vishwanath corridor at roughly 8 km.
The logic is simple: as Chitaipur and Kandwa fill in and prices climb, attention moves outward, and Awaleshpur is the immediate next lane. That’s the classic pattern in a proven belt.
Two honest caveats. First, we have one live listing here — a gated-society triplex at ₹97 Lakh — so “choice” isn’t really on offer today. Second, on any growing edge, check the exact approach road for the specific plot; lanes vary more than the locality name suggests.
Choose Awaleshpur if you’re comfortable being a lane further out and you’re buying the belt’s direction rather than today’s convenience.
What we can’t tell you
None of these three has its own published price-trend series. What’s on record is that Varanasi’s circle rates were revised upward in August 2025 across much of the city — an official acknowledgement that values moved. Anyone quoting you a precise appreciation percentage for Chitaipur specifically is guessing.
Before you decide
Whichever you pick, the checks are the same: road width and frontage for the specific property, the land class on UP Bhulekh, VDA approval, encumbrance, and the circle rate for that exact lane.
